Real estate is the core of the Artifex investment portfolio. The other two asset classes we cover for the time being—Managed Futures and Private Equity—are considerably smaller in magnitude. Within the Real estate space we pursue both greenfield and brownfield projects in Germany and Hungary, and we are planning to extend our operations in the United Kingdom.
Artifex also buys underpriced properties in prime locations, focusing on historical downtowns, and after some modernisation we either put the renovated properties on the market for sale or our local property management companies rent them out for the long term. Artifex acquired an approximately 1200 sqm building in 2017 as a brownfield investment in the historical city centre of Győr, Hungary. After renovation, this building accommodates offices, shops, flats, and a 6-room aparthotel. Additionally, we are expanding our presence in London, where we are planning to buy and modernise commercial and residential properties.
To achieve the best profitability rate on our development projects, Artifex invested in and became a major shareholder of a Hungarian construction company. This venture is our partner in most of the property development projects, allowing us to keep costs at bay.
Artifex owns 600 sqm of development land with an approved building permit in Miesbach, Germany. As part of a greenfield project, by 2020 we built a 300 sqm apartment building with a total of 4 units and 200 sqm of retail space.
